The two properties commonly referred to as the Matterhorn Nursery and Minisceongo Golf Course represent approximately 175 acres in the Town of Ramapo targeted for development. The Matterhorn property was purchased through a foreclosure auction for 5.1 million by deed dated August 22, 2014. The purchaser was Summit Hempstead LLC; or in other words, John Doe one through ten at the time of purchase.

The Minisceongo property was a straight buyer/seller transaction for $32 million consummated in January of 2016. The majority purchaser is Mount Ivy LLC, with a minority purchaser, Lindifrim Pomona. The Minisceongo purchaser’s are floating plans for hundreds of townhomes. [Read more…]

Former Rockland Legislature chairman says town must require smart, reasonable development that serves all.

“Developers have detailed their vision for the former Minisceongo Golf Course property, a proposal for a vast overdevelopment in a quiet community that is a microcosm of just what is wrong with development in the Town of Ramapo.

Current zoning allows one single-family residence on 1.15 acres. Since the property is about 140 acres, the developer would be entitled to build 122 houses. If there is any unbuildable land on the property, this number should be reduced. [Read more…]

Minisceongo developers plan reveals 700 townhouses

“The developers of the former Minisceongo Golf Club are revealing portions of their vision for creating a townhouse community with as many as 700 units on more than 140 acres off Pomona Road.

Joseph Kazarnovsky and Mark Mandelbaum are rolling out their plans in a way they hope will ameliorate concerns through what they say is a process that’s more transparent than their less popular predecessors elsewhere in town.

The developers acknowledge their Millers Pond concept has stirred suspicion in an area where residents complain that development proposals appear to be one thing but too often turn out to be another. The former golf club is just a mile from Palisades Credit Union Park and close to the borders of the villages of Pomona and New Hempstead. [Read more…]

Townhouse community for Minisceongo Golf Course

The new owners of the Minisceongo Golf Course property said Wednesday their plans to develop housing on the site will respect the area’s atmosphere and history, while providing much needed housing for young families and empty-nesters.

Ramapo’s Happy Valley Alums Worry History Will Be Lost

“When former students of the Happy Valley School gather for their annual reunion next month, there’ll be more than a little sadness mixed with their nostalgia. The remnants of what was once a residence for children from broken homes lay on the grounds of the Minisceongo Golf Course, which was recently sold. Alumni are uncertain whether they’ll be able to get together for a yearly visit to the school building and grounds where they learned to live together and gained the values that would carry them through their adult lives. Or whether the last vestiges of their childhood could be bulldozed into history. There are no clues yet for what the Monsey-based owner plans to do with the nearly 300-acre parcel off Pomona Road. Ramapo Town Attorney Michael Klein said there have been no applications from the owner. The property is zoned for single-family development on two-acre parcels, Klein said.” Read the complete Journal News story here.

Monsey Company behind $32 million Minisceongo Purchase

Majority owner is an LLC that shares address with Monsey congregation

“A Monsey-based company is the new owner of the Minisceongo Golf Club, but what it plans to do with the property still isn’t clear. Earlier this month, Mount Ivy LLC bought a majority stake in the 60-acre course for $32 million from principal owner Eric Bergstol, a well-known  Rockland County developer. The limited liability company owns a 78 percent stake while another company, Lindifrim Pomona Limited Partnership, owns a 21 percent stake, according to property records. [Read more…]

“A well-know Rockland developer has sold the Minisceongo Golf Club, prompting questions about the property’s future. In a letter to members Wednesday, Eric Bergstol said the 18-hole, 60-acre course at 110 Pomona Road would no longer operate as a golf club.
